New and existing sites
As well as managing existing homes for Derby City Council and other providers, we also work with partners to build and develop new homes.
Note: This information is published in the interest of transparency and to update those who live near the sites we are working on.
We do not take enquiries on property availability. All homes that become available will be advertised on Derby Homefinder in line with Derby City Council's Allocations Policy.

Challenges we face
We only seek to develop on complex sites which are not attractive to other developers/housing associations. This creates opportunities which would not normally be available to increase the number of affordable homes in Derby.
Timescales can be lengthy and there may have to be additional work. All updates will be included in our Board reports that are available to view on our Committee Management Information System (CMIS).

Warranty
Like all new things, our new homes have a warranty period with the developer. These periods can range between 1-2 years. As your landlord, we’ll report any warranty related repairs through to the developer.
Repairs that are required due to a deliberate, accidental, or careless act or neglect or misuse of the property by the tenant, anyone else living at the property, or a third party will be subject to recharge.
What to expect if you live near one of our sites
When working on development sites, we aim to keep disruption to a minimum.
We will:
- keep the site and surrounding area's clean and tidy after work shifts
- work at sociable hours to minimise noise disruption
- keep residents up to date with information about the progress of the site
